By accessing or using masonryreading.com, contacting Total Reading Concrete & Masonry through any method on the site, or entering into any service agreement with us, you agree to be bound by these terms and conditions. These terms apply to all visitors to masonryreading.com and to all customers who engage Total Reading Concrete & Masonry for masonry or concrete work.
Total Reading Concrete & Masonry provides masonry and concrete contracting services including, but not limited to, foundation repair, chimney repair, tuckpointing, brick and stone work, retaining wall construction, driveway pavers, walkway construction, fireplace installation, and related services. We operate in Reading, PA and the surrounding communities.
Service availability may vary depending on location, project scope, and scheduling. We reserve the right to decline any project at our discretion.
All estimates provided by Total Reading Concrete & Masonry are based on information available at the time of the on-site inspection. Estimates are not binding contracts. A final written proposal or work order, signed by both parties, constitutes the binding agreement for any project.
Pricing may be adjusted if, after work begins, we discover conditions that were not visible or could not have been reasonably anticipated during the inspection - such as hidden damage, unstable soil, or materials requiring special handling. We will notify you before proceeding with any additional work that affects the price.
All prices are in US dollars. Estimates are typically valid for 30 days from the date issued unless otherwise noted.
Once a project is scheduled, we request at least 48 hours notice if you need to reschedule or cancel. Cancellations made with less than 48 hours notice may result in a fee to cover mobilization costs already incurred.
We reserve the right to reschedule projects due to severe weather, supply delays, or other circumstances beyond our control. We will notify you as soon as practicable if a rescheduling is necessary.
Start dates are estimates and may shift due to factors including permit processing times, material lead times, and weather conditions. We will keep you informed of any changes to your projected start date.
Payment terms are outlined in the written work order for your project. Typical terms require a deposit before work begins, with the remaining balance due upon project completion. The specific deposit percentage and payment schedule will be stated in your written agreement.
Final payment is due upon substantial completion of the work. Accounts not paid within 30 days of the due date may be subject to late fees and referred to collections. You are responsible for any collection costs, including reasonable attorney fees, if we are required to pursue payment.
Accepted payment methods will be specified in your work order. We reserve the right to place a mechanics lien on your property in accordance with Pennsylvania law if payment is not made as agreed.
For projects that require a building permit under applicable local and state codes, Total Reading Concrete & Masonry will obtain the required permits before work begins, unless otherwise agreed in writing. Permit fees are typically included in the project estimate. If permit fees change between the estimate and the permit application, the actual cost will be passed through to you.
You agree to cooperate with scheduled inspections required by permitting authorities, including providing reasonable access to the property.
You are responsible for providing clear, safe access to the work area. This includes moving vehicles, clearing stored items from the work area, and ensuring that underground utilities in the work area have been marked (call 811 before we dig, or we will arrange this as part of the project). Failure to meet access requirements may delay the project and could affect pricing.
You represent that you have the authority to authorize work on the property. If you are not the property owner, you represent that you have the owner's permission to engage our services.
Total Reading Concrete & Masonry warrants that work performed will be completed in a workmanlike manner and in accordance with the written scope of work. Specific warranty terms - including duration and coverage - will be stated in the written work order for your project.
Our warranty does not cover damage caused by events outside our control, including but not limited to: extreme weather events, flooding, acts of God, improper maintenance by the property owner, subsequent work performed by others, or pre-existing structural conditions not identified in the original inspection.
Except as stated in your written work order, we make no other express or implied warranties regarding our services.
To the fullest extent permitted by Pennsylvania law, our liability to you for any claim arising out of our services is limited to the amount you paid us for the specific work from which the claim arises. We are not liable for any indirect, incidental, special, or consequential damages, including lost profits, loss of use, or property damage beyond the scope of the work we performed.
This limitation applies whether the claim is based on contract, tort, statute, or any other legal theory, and even if we have been advised of the possibility of such damages.

If we cannot resolve a dispute informally, both parties agree to attempt mediation before pursuing litigation. The mediator will be selected by mutual agreement. Mediation costs will be shared equally unless otherwise agreed.
Any legal action that cannot be resolved through mediation will be brought exclusively in the courts of Berks County, Pennsylvania.
These terms and any agreement for services are governed by the laws of the Commonwealth of Pennsylvania, without regard to its conflict of law principles. If any provision of these terms is found to be unenforceable, the remaining provisions remain in full effect.
